Miami Beach Oceanfront Condo Priced 49% Below Peak Value

This is a great time to buy real estate in Miami Beach. I have been watching price fall for awhile. You can get even bigger deals on properties that you are willing to fix up, since those are more likely to have motivated sellers. Just check to make sure the building doesn't have any problems because those are harder to fix. Remember that when you own a condo you have to pay monthly maintenance fees. The buildings with the biggest problems often have the highest fees. I would suggest holding onto the property long term since prices will be slow to go up with so many foreclosures in the future.

I've also heard prices are way down in places like Las Vegas and Phoenix.

Melissa and Doung 45% off at B & N online

I found 78 Melissa and Doug items on Barnesandnoble.com that were priced at 45% off. I love Melissa and Doug. B & N sale had things that I haven't seen on sale anywhere else, and they have some higher ticket items marked down. I suggest price checking on the internet any items before purchasing to make sure you are getting the lowest price.

Toys R Us is doing Buy 2 Get 1 Free this week, so Barnes and Noble wins.

Update: Toys R Us on Lake Woodlands does not take printed coupons

:( It is certain that the Toys R Us on Lake Woodlands does not take printed coupons. They do take Manufacturer's coupons, just not ones you can print off the internet. Boohoo.. Well, the next best deal for the Toy Story promo is at target for $1 more /movie and without the free bonus movie. I also learned that Target does not preorder movies.

The Disney store is offering the first 50 people in the store to buy the movies tomorrow a $20 gift card. The Movies cost about $25 each. they said they didn't know if they could take the $10 off coupons.

So, here is the price break down once more for target.

$17.99 per combo pack
- $10 coupon from Disney Movie Rewards
= 7.99

So, that is about $16 plus tax for Toy Story 1, Toy Story 2, and 2 movie tickets to see Toy Story 3 when they come out. Plus, I heard the Target combos come with a cd-rom for the computer. I heard it from another blog, but I dont have first hand knowledge if it is true.

A little voice in the back of my head says we can just wait till they are all shown on tv and dvr them or rent them from blockbuster. Then, I think that tickets to go see the movie alone are about $16, so why not get the dvds, too.. I think I have spent too much time on this already..

GMVA Goals and Accomplishments in 2009
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
At its annual planning meeting, the GMVA listed some of the things it accomplished in 2009. We organize and operate the Farmer's Market, financially support our local schools, publish this newsletter and the Web site, pushed to get new paths and a dog park built, sponsored a community wine and cheese party, and volunteered at numerous community activities which make The Woodlands a better place to live.  If you are interested in seeing what else we do, please read the entire document of GMVA Goals and Accomplishments in 2009.
Joe Giovanniello Steps Down from GMVA Board
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Joe Giovanniello, long time GMVA Board member, resigns and is replaced by Virginia Dellinger.  Joe Giovanniello, a fifteen year member of the Board and past Treasurer, Vice President and President has resigned to take care of his business.   We will miss him and his perspective on the community, we wish him well in that endeavor and hope he will continue to work with us.  He will be replaced by Virginia Dellinger, a former Board member and the next highest vote getter in the last election.
Earth Day - We Need Your Help to Win
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Earth Day is Saturday, April 10, from 10 a.m. to 3 p.m. at The Woodlands High School.
More than 70 booths and activities will spotlight nature, eco-trends and resource conservation. Displays with live snakes, butterflies and tortoises will provide hands-on experiences with wildlife.
An online contest is being held related to using recyclable bags.  The village with the most contestants will win $500. We need your help to earn this money, please visit the questionaire about reusable bags
Woodlands Program Targets Smart Watering
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
article by Beth Kuhles
A new program aims to help residents of The Woodlands save water and money. As part of a continuing effort to encourage water conservation in the community, The Woodlands Joint Powers Agency recently introduced a program that provides free assessments of irrigation systems for residents.

Called The Woodlands Irrigation System Evaluation program (W.I.S.E. Guys), the agency that oversees water use in the community will send out a licensed professional to find problems that waste water in residential sprinkler systems.

Spring Flea Market on April 17th
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
The annual spring Flea market will be held on Saturday, April 17th, at 7AM in the Pavilion Parking lot.  If you are interested in selling contact the Panther Creek Village Association.  Please note the earlier opening time.
The GMVA needs volunteers to help us at this event, if you are willing to give it a try and meet some of your neighbors please contact Sally Johnson at tess.tx@gmail.com.
Concert in the Park Series Returns
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Kirin: All You Can Eat Sushi! $11.95 Lunch, Kids 3 and under free!

I heart Kirin (located in front of Willowbrook Mall). I always leave happy. Lunch is $11.95 every day of the week. Dinner is $21.95. It is worth it. There are a few more items out for dinner that aren't at lunch, but overall not much. This is a classic example of going out to nice restaurants for lunch instead of dinner to save money.

Kids eat free 3 and under. Overall, it is kid friendly. The food is fast because it is buffet style. They have a fish tank for the kids to look at. Kid friendly food choices (think chicken teriyaki).

I don't know where else to eat that much sushi for less.

Today's newspaper: Good freebies!

I am very excited about today's newspaper. It was filled with many goodies. If you just go through it, you will find most of the deals I was thinking about mentioning.

Highlights:

McDonald's 3 No purchase required coupons. Watch the expiration dates.
(I actually know I wont use half of these, so carry yours around and when you see me we can swap out what we both like). I guess I will be trying their new frappe soon.

Walgreens: Here is one of many links to Walgreens deals: Surviving the Stores
I wanted to point out the hotwheel promotion is good, but not the best I have seen. I have seen them down to $0.50 around the holidays. $0.65 is still much less than the normal $1 you see regularly at Toysrus/Target/Walmart. We love these cars! I will post what I actually buy. I know I need pull ups. I hope I can print the $3 off coupon before I go. (hint, hint). I also have to use my $4 RR up.

Toysrus: This is a good week at Toyrsrus. I am including a link to the weekly ad. B1G1 frees are fun. Good discounts on the bigger items, too.
